Coastal Ridge has provided many opportunities for growth, and I appreciate the current incentive programs. One improvement I would suggest is reviewing the bonus structure. Increasing management bonuses from 10% to a level closer to the 15% offered by some competing property management companies would make Coastal Ridge even more competitive in attracting and retaining high-performing employees. A stronger performance-based incentive can help drive engagement, accountability, and long-term commitment to the company.

Small team environment, user-friendly software, and reliable cleaning support allowed focus on leasing. Compensation included hourly pay plus commissions and bonuses. Predictable schedule with weekends closed. I enjoyed my time there overall and would recommend the company.

Limited responsiveness to onsite pricing feedback; pricing set externally. Follow-up expectations felt excessive relative to conversion value. Hourly pay in the low $20s did not align with workload and cost of living; minimal raise growth. Bi-weekly pay structure and benefit costs were challenging at that pay level. Redundant administrative tasks (manual package notifications, physical files despite digital systems). Inconsistent communication and management transitions impacted workflow.
