We’re going big in College Station. Construction is underway at Hub College Station, our 2,201-bed, 570-unit, multi-building community in Texas A&M’s Northgate District. This marks our first ground-up student housing project in Texas, and we’re entering the market with scale, intention, and our largest amenity package to date. 60,000+ SF of amenities anchored by a rooftop pool deck, the largest fitness and wellness offering in the market, an indoor half basketball court, yoga studios, a putt-putt course and golf simulator, and multiple indoor-outdoor social and study spaces…to name a few. This scale allows us to deliver an elevated, amenity-rich experience while building smarter and more efficiently. Set for completion in 2028. We can’t wait to welcome residents home. Gig ’em. Treehouse Construction (a Core Spaces and Findorff Construction joint venture), Antunovich Associates, Core’s in-house design team & Karen Herold in partnership with Antunovich Interiors, and Pacific Life.
At Core, we believe people do their best work when they can show up fully as themselves. Through PRISM, our LGBTQIA+ employee resource group, we’re building a culture grounded in belonging, connection, and support. From meaningful conversations to real community and allyship, PRISM helps ensure every voice is seen, heard, and valued. Pride Month is a moment to celebrate, but our commitment to inclusion doesn’t stop here. It’s part of who we are, every day.
One team. One week. One standard: Championship Culture. We came together for our 2026 Leadership Conference in Chicago and reset the bar. Thinking bigger, leading on purpose, and owning the moments that actually matter. USA Olympic Gold Medalist Dominique Dawes reminded us what real grit and leadership look like every day. Award-winning restaurateur and author Kevin Boehm pushed us on what it takes to create experiences people don’t forget. We left aligned, energized, and ready to raise the bar again, for our teams, our residents, and the industry. Now we build what’s next. A huge thank you to the partners who helped make it all possible: HD Supply | Jumpem, LLC | APS Protective Services Ltd | Entrata | University Furnishings | InterSpaceLiving | Yardi | Cassette | Conservice | EliseAI | Property Doctor Services Apartments.com | F3-FunctionFirstFurniture | Leonardo247 | Opiniion Inc. | ASSA ABLOY Group | ProCollect, Inc. | Energy CX | Stern Risk Partners, LLC | Antunovich Associates | Fetch | Sherwin-Williams Milwaukee Tool | Northworks Architects | DLR Group | Delta Faucet International | Leap
Juneteenth recognizes a history defined by resilience, liberation, and the ongoing pursuit of equity. Progress is real, but it’s not the finish line. At Core, we’re built to keep it moving. We’re proud to spotlight SHAPE, our Black Employee Network, focused on building community, amplifying voices, and creating pathways through mentorship, advocacy, and growth. This week, SHAPE is leading conversations that matter, exploring the history of Juneteenth, the journey from freedom to legacy, and what it means to show up as an ally every day. We proudly observe this important day and remain committed to building a culture of diversity, equity, inclusion, and belonging at Core.
Hub Tallahassee has officially received full occupancy, one of our earliest deliveries to date. Located near Florida State University, Hub Tallahassee boasts 1,316 beds across 367 units and marks our first development in this market. From comfortable studios to six-bedroom Mansion units plus a rooftop pool deck, wellness spa, yoga and Pilates rooms, and New Here Coffee, Hub Tallahassee was designed with Noles in mind. The newest - and one of the largest - student housing developments near FSU, the building stretches longer than a football field, with a commanding presence along W. Tennessee Street, putting students close to campus and Collegetown. Inspired by the city’s rich history, it introduces a new level of design, scale, and experience. We can’t wait to bring the Hub on Campus experience to FSU students and welcome our first residents this summer. Hub Raleigh has officially received TCO. Steps from the NC State University campus and the Village District, Hub Raleigh places students at the center of everything that makes the city special. With 2,195 beds across 665 units, this project stands as one of our largest new developments to date. More than 44,000 square feet of resort-style amenities elevate the student experience, including a rooftop sun deck, resort-style pool, private yoga room, Pilates studio, hot tub and cold plunge, dog run, and even a game room with Arcade Pop-A-Shot. Delivering a project of this scale ahead of schedule is a major milestone. Reaching this moment is a testament to the teams behind it, from investments, development, and design to construction and beyond. Furniture is rolling in, and we are gearing up for early move-ins starting in July (the earliest move-in on Hillsborough St.) We can't wait to welcome our Wolfpack home this summer. We’re bringing 3,500+ new student housing beds to the University of Illinois Urbana-Champaign. That momentum is already underway. In fall 2025, we broke ground on Hub Champaign Green Street, a 490‑unit, 1,577‑bed student housing community, set to deliver in 2028, with additional purpose-built Hub on Campus communities planned along the iconic Green Street corridor following in 2029 through 2031. From our founders’ roots at U of I to the multiple communities we own and operate in the market today; Champaign has always been part of our story. As we grow, our commitment stays the same: adding smart supply, elevating design, and delivering experiences that add value to both students and the broader community.
We’ve officially topped out at ōLiv Broom, our fifth and largest development near University of Wisconsin-Madison, set to deliver in 2027. Located just east of campus, ōLiv Broom will deliver 474 units and 1,730 beds ranging from studios to five-bedroom apartments and duplex townhomes. Nearly 26,000 square feet of interior amenity space round out the living experience with a premier fitness center and spa, co-working spaces, New Here Coffee and pet services. An 11,000 square foot amenity roof deck with a resort-style rooftop pool, hot tub, and lounge seating takes this to the next level. Thank you to all our partners for helping us reach this milestone: Kayne Anderson, Treehouse Builders (a Findorff and Core Spaces joint-venture), Antunovich Associates, Studio K Creative, Pierce Engineers, and site design group, ltd.
